Fianza: The rental deposit

← Browse all 60 words

What does it mean?

Fianza means a deposit or security. In renting, distinguish it from advance rent and any separate additional guarantee.

The amount and handling depend on the contract and applicable rules. Do not assume a deposit can simply replace the final rent payment.

An everyday example

A clear starting inventory helps explain which damage was already present when you moved in.

What to do next

  1. Ask for each upfront charge to be itemised.
  2. Get written evidence of the deposit payment.
  3. Keep the inventory and check-in photographs with the agreement.
  4. Before leaving, request a documented handover and explanation of any proposed deductions.

A useful question to ask

Which payment is the fianza, and how will its return be handled?
